Is the base included?
No, the base is quoted separately, because every garden is different. Depending on your ground it might be concrete blocks, ground screws or proper groundworks. If you already have a level concrete slab or similar, you may not need anything at all. I'll check on the free site visit and add it to your written quote.
How accurate is the online price?
It's worked out from real builds, so it's a good guide. The final price is fixed in writing after a site visit (free within 20 miles of Burton-on-Trent), once I've seen the ground, access and power supply.
Do I pay a deposit?
Yes. A 50% deposit is due before work starts. It books your build slot and pays for materials. The remaining 50% is due on completion, after we have walked round the finished room together.
Do I need planning permission?
Usually not. Rooms are kept under 2.5 m high to stay within permitted development. Listed buildings, flats and conservation areas have different rules, and I'll flag it at the site visit.
Can the room be split into two?
Yes. Partition walls can be built to your own specification, for example to make a separate office and storage area, or a room with its own door. They're an extra, and I'll price them with you at the site visit once we've agreed the layout.
What about electrics?
Sockets, switches and lighting are included, ready to connect to your house supply. If a trench is needed for the cable, that's quoted separately.
How long is my quote valid?
A written quote holds for 30 days. After that I'll re-check material prices before confirming.
Can I change my mind after signing?
Yes. If you sign at home or online you have 14 days to cancel. If you ask me to start inside those 14 days and then cancel, you pay for work done and materials ordered up to that point.
What guarantee do I get?
A 12-month workmanship warranty from handover, plus the manufacturers' guarantees on doors, glazing and materials, passed on to you.
Which areas do you cover?
Burton-on-Trent and around, including Derby, Lichfield, Tamworth and Swadlincote, and further for the right job.
